<p>We need to get a new garage door for our home, and are unsure which <strong>r</strong> <strong>value</strong> to go with.  The higher <strong>r</strong> <strong>value</strong> means better insulation, but we are unsure how high to go and still be able to notice the difference.  We do have a room over our garage, but will we really notice the difference in <strong>r</strong> values?  We want to get the best <strong>value</strong>, and hate to spend the extra money on a really high <strong>r</strong> <strong>value</strong> if we won't be able to notice much <strong>of</strong> a difference?</p>

<p class="dtm-content">I'm not an expert but i'll give you the best i can do.</p>
<p>R=ft^2 * F*h/BTU</p>
<p>Here's my advice; look at what you can afford now as well as it's impact in the future and how long it will take to recover the difference.</p>
<p>This is what i can come up with for you with an example of a garage door that is 7'x10' and a 25 degree fahrenheit temperature difference over 24 hours and x= BTU's lost.</p>
<p>Example #1-R=6.5<br />
6.5= (70*25*24)/x<br />
x=6462 BTU</p>
<p>Example #2-R=9.0<br />
9.0= (70*25*24)/x<br />
x=4667 BTU</p>
<p>This shows that by using the R=9.0 door you use 1795 less BTU per day.  For a 31 day billing cycle this means 55,645 less BTU's used.  So your usage savings for different heating sources per month would be:</p>
<p>Natural Gas: 54 cubic feet or 0.546 therms (100,000 BTU)<br />
Propane: 0.61 gallons<br />
Kerosene (No. 1 Oil): 0.415 gallons<br />
No. 2 Oil: 0.397 gallons<br />
Electricity: 16.3 kW/h</p>
<p>This might give you an idea of the calculations you can do by determining the average temperature difference between outside and inside per month of the year then plugging in the amount charged to you for each unit used and you can use the total of all 12 months to determine your yearly savings then look at the cost difference between the two to see how long it will take you to see a return on investment.  The values of how many BTU per unit i got are from the second link.</p>
<p>Hope I didn't give you more of a headache by showing you how to calculate this but it will let you know how to make the decision for yourself and determine when you'll see the extra money coming back to you if you choose to go with the higher R-value.  Thanks for the good question, made me learn a few things.</p>

<p class="dtm-content">Rudolph Ackerman (1764 1834)  Did great bunches of material on many different subjects.  You say you have fashion prints.  What are the specific subjects and when were they published?  Are they coloured? By Hand?  Who was the artist?  Ackerman had some very well known artists of the time doing the originals.  All of these things and the general condition have a lot do do with value.  Are the subjects consecutive or from different editions/years.  Anything old is worth what anyone will pay for it. There are ways to generally value a thing, similar items sold, helps. </p>
<p>   Look at the on line auctions for indications of value of similar items.  If you wish to sell these, how much trouble are you willing to put your self through for maxs profits.  Costume prints attract different buyers than say sporting prints.  There is a lot to this.  Values on these sorts of Ackerman material vary around 20 to 100 $ us depending on the things I've discussed above.  I'm encouraged that you know what "foxing" is.</p>

<p class="dtm-content">Not knowing what type of antiques you are collecting I can only give you suggestions. I have two display cases. I collect thimbles so I have a case that hangs on my wall with two doors that are clear. I would also suggest a shelf  or if you have a window you can always put a shelf up above it to make it look like the curtain is coming out from under it and put your collection there. Then as you build on the collection think of ways you can hang another shelf or two.Try putting up corner shelves. You can  always go to a thrift store and look at shelving units or display case for sale. You might have to refinish them but the cost is way less than buy a new one.This is what you could do in a bedroom or guest room. In a living room try putting out items on a table or putting up a mantle type shelf. If you are talking big piece incorporate them into your room as fixtures. Kitchens-if you have space between the ceiling and the cabinets use it to display you items. But items that steam or grease will not harm. I have a wall that is on the other side of the stove and sink area and use it to hang pictures. The shelving can be cheap if you use you head. Look for scraps of wood or drift wood at local beaches.Go  to lumber yard and ask for scrap wood. Then you can sand it,and paint or varnish it for a great look. Good luck</p>

But old furniture can be a collectible and as valuable. As to being certified, check with your state's licensing board. Some states don't require it.<br />

<p>I recently found some old <strong>books</strong>, and I was just wondering how much they'd be worth.</p>
<p>I have 12 hardcover classics from 1968:  treasure island, 20,000 leagues under the sea, pinocchio, swiss family robinson, the jungle book, the virginian, casebook of sherlock holmes, arabian nights, merry adventures of robin hood, the heroes, call of the wild, and paul bunyan.</p>
<p>for the most part, they're in good shape, a few are beat up<br />

I also have a 1931 copy of the picture story book of peter pan thats in rough-ish shape.<br />

<p>How much would I get for them at an <strong>antique</strong> shop/ pawn shop ?</p>

<p class="dtm-content">With books the term antique is not used all that much. Do you have first or collectible editions? The age of a book usually means very little (except for incunabula or "cradle books" i.e.books published during the first century of publishing.</p>
<p>So, forget about whether your Hardy Boys are antiques. Are they first editions; how good is their condition; were they published with dust jackets and, if so, do you still have those dust jackets? These would be the important questions to a book collector.</p>

<p class="dtm-content">Personally, I would never remove a fireplace but you can have it cut back so to speak....moreover have it redesigned.  It sounds a little large for your space but it probably has more to do with the physical wall around it then the fireplace opening itself.  You may well be able to have it redesigned to fit better into your space....maybe a bit more contemporary.  Look into that before you decide to remove it.</p>

<p class="dtm-content">Well both real estate appraisals and tax appraisals are based on the location of the home.<br />
Usually (again based on state and local tax laws) a tax appraisal is lower than a real estate appraisal. (Some locations they are the same) It usually is based on some type of approved formula and has modifiers based on property usage.<br />
Real estate appraisals are usually market based, where an appraiser will identify homes in your area that are close in style and size to yours that have recently sold. They will use these to come up with an estimated market value for your home. They will take into consideration all the aspects of a home, where a tax appraisal is done more around sq footage and acreage.<br />
As for tax appraisal problems, well it doesnt affect market value of home, but it does effect your pocket book. Property taxes are based off these appraisals. You will have a small window to challenge a new tax appraisal. These appraisals are not always fair and accurate. You can go to your local county/city clerks office to get information on tax appraisal process, percentage value of appraisal to market value, property tax rate and process to challenge tax appraisal if you feel it is not correct based on market value of home.<br />

<p>We bought a house on 31st Dec 2004 for 161,000 which was a good deal but also the house was on market for more than 4 months and right next to the aquifer. when they came to appraise the <strong>home</strong> they appraised it for 177,000 so I contested it and they told me since you bought it for 161,000 that is what we can make it to. This year again they have priced our <strong>home</strong> to 187,000 but with homestead cap limit the taxable <strong>value</strong> is only 177,000. I went to contest the <strong>value</strong> today but they are saying we can bring it only to 180,000. How can I contest the <strong>value</strong> <strong>of</strong> the house now before the board. Any pointers?</p>

<p class="dtm-content">Unless you can demonstrate that there are other houses in your area that are similar and appraised at a lower level than yours then you can't really do any thing. </p>
<p>Bexar county had an online listing of all homes and their appraised value. Get the addresses of houses in your or nearby neighborhoods that are similar to yours in size, age and quality. See if they are appraised at less than yours.</p>
<p>My son lives in Bexar county and that is the advice I gave him.</p>

<p class="dtm-content">A home's value is based on many factors, including whether it has a garage.  The value of the garage also will vary if it's attached or detached.</p>
<p>On the one hand, you will gain some value by having additional living space but you will lose value for not having a garage.  How much the net effect is depends on your area and the type and qualtiy of the conversion to living space.</p>

<p class="dtm-content">I believe they are bound by the price they had already set. If its below market value then maybe they priced it low so they can sell it faster. They may need to move quickly or they may just be tired of the hassle of home ownership. If they raised the price then i would contact a real estate agent and ask them if they are allowed to do that. I know that if you sign papers (contract) to buy the house for a certain price then they cannot raise the price. I learned that from previous experience with trying to buy a home. Finanlly settled on a home where the price wasnt going up and down all the time.</p>

<p class="dtm-content">You are better off to leave it alone as both bats would have to be compressed and no gain would be noticed. However, if you can install the ceiling bats loosely with no compression, you should get R24.<br />
Since most of the heat rises to the ceiling, this is where you want the extra insulation. Your walls would be fine with one bat or R12 and then drywall over it yielding approx. R16. Good luck!</p>

<p class="dtm-content">Cellulose has a rating of about an R19 at that depth. Assuming it is not more then about 10 years old, all cellulose from top to bottom, and not newly installed. </p>
<p>Older types of Cellulose degrades quicker then newer types. Sometimes it has been added on top of other types of insulation so be sure to dig to the bottom of the insulation with a glove on and ensure that it is all cellulose. Newly installed cellulose will not have as many "R's" per inch as it has not settled yet. Typically, newer Cellulose will settle about an inch after installation at that depth after about two months or so. </p>
<p>Also, make sure it is indeed cellulose insulation. A lot of people tend to get older types of insulation mixed up with rock wool or older types of fiberglass.</p>
